The Matrozou building has been recently restored inside and out in collaboration with London-based architecture practice Royffe Flynn. Inside the grand residence totalling 343 sqm / 3,692 sqft, two spacious two-bedroom apartments—one with a rooftop terrace overlooking the neighbourhood, and the other with a sunken garden—have been meticulously refurbished. Traditional proportions and features have been retained, while updating with modern amenities.


GARDEN APARTMENT
The garden apartment is split over two levels—the ground and lower ground. The light and airy rooms of ground level are arranged around a generous central hallway and reception space. The flowing floor plan features a dining room, living room, two bedrooms, a bathroom, and a kitchen. The lower ground floor has a self-contained studio with one bedroom or workspace, one bathroom and a kitchen/living area, opening onto the sunken courtyard garden. THE MATERIALS
The interiors feature high ceilings decorated with mouldings. The floors are a mix of herringbone oak timber, marble terrazzo and ceramic tiles. Large windows on both sides of the building offer abundant natural light, with traditional shutters to moderate sun and ventilation.

THE NEIGHBOURHOOD
Matrozou is on a quiet residential street in Koukaki. It is a short walk to Filopappou Hill, the Acropolis, and the Syngrou-Fix and Acropolis metro stations, with a primary school just around the corner.
Once a quiet quarter favoured by families and older generations, Koukaki has retained a relaxed appeal despite its increased popularity. It is an eminently walkable area, its streets lined with tumbling bougainvillaea, bitter orange trees and leafy palms. It has long been home to many artists and thinkers, and welcomed an influx of migrants in the 1990s. Today, it is home to traditional cafes and tavernas, cocktail bars and trendy restaurants; art galleries; family-run barbershops and bakeries whose customers have passed through generations; neoclassical apartment complexes and squat office buildings; and plenty of green space.
